Dunfermline is the commercial centre and the principal shopping destination in Fife. Kingsgate already dominates retailing within the town, with pedestrian footfall and rental growth outperforming the High Street and the rest of the region. Average pedestrian flow is well over 175,000 a week.

The catchment's socio economic profile is biased towards the ABC1 categories - over 60% have access to one or more cars compared to the Scotland average of 43%*. Within this group, there is a high concentration of families and affluent individuals. 'Wealthy Executives' are third largest Acorn group in the catchment, accounting for 11% of the local population compared with 8% across the UK*.

The Kingsgate extension is set to increase Dunfermline's market share from 57% to 74%, also improving the town's Scottish ranking based on comparison goods expenditure from 17 to 11*. Crucially, this means that Dunfermline will have a higher ranking than Inverness, Ayr, Stirling, Perth and Kirkcaldy and will be comparable to Edinburgh Gyle.
